At this year’s CCEL25 conference in Sydney, we joined sector leaders, investors, and operators to explore what’s shaping the future of early learning real estate across Australia. After two days of sharp thinking and sector-shaping insight, one thing became clear: this sector is full of purpose but not without complexity.

Here are six key themes we’re taking forward:


1. Demand is Building — But the Sector Must Be Ready

With increased migration, population growth, and the upcoming 3-day childcare subsidy, demand for centres is expected to surge between 2028 and 2032. However, viability in lower-income areas will continue to depend on government support and smart capital structures.

2. Capital is Interested — But Alignment is Key

Investors from North America, Europe, and Asia are looking at Australia’s childcare sector with fresh optimism. NSW’s land tax reforms are encouraging, while Queensland is emerging as a hotspot. However, attracting global capital depends on better transparency and alignment across jurisdictions.

3. Design is Non-Negotiable

Design has become a strategic advantage, not an afterthought. Functional design is critical for everything from sleep safety to acoustics, line-of-sight, and outdoor space. Poor layouts are dealbreakers, and early operator involvement is essential. As one panellist said: “Don’t build for max occupancy at the expense of function. It rarely ends well.”

4. Construction Needs Creativity

Embedding commercial-grade facilities into residential zones brings increasing challenges. Fire codes, council requirements, parking, and cul-de-sac constraints demand clever problem-solving — and input from those who know childcare best.

5. Planning is Inconsistent — Relationships Matter

DA approval without a tenant? It’s becoming a thing of the past. Early alignment between developers and operators is critical, especially given inconsistent approaches across councils. Strong relationships and local knowledge remain a competitive edge.

6. Technology is Quietly Rewiring Operations

Technology is helping streamline risk, reduce overheads, and support national expansion from AI-driven lease compliance to smart safety systems and operational analytics. For developers and operators alike, tech is becoming a valuable partner in both design and delivery.
